To maintain a clean and consistent living environment for all residents, students are reminded not to attach or install items on walls, wardrobes, cabinets or other built-in surfaces.
This includes (but is not limited to):
Why This Is Important
Many adhesives and mounting devices leave permanent marks, paint damage or surface residue that cannot be removed through standard cleaning.
Even "removable" products may cause:
Professional restoration may be required to return the room to its original condition.
Charges for Damage
Any damage resulting from unauthorised installation or alteration may result in repair or restoration charges.
Costs will be assessed in accordance with the Tenancy Agreement and may be deducted from the security deposit where applicable.
Inspection and Compliance
Regular room inspections may be carried out throughout the academic year to ensure compliance with these rules. If unauthorised installations are found during an inspection, you will be notified in writing and given a reasonable deadline to remove them. Failure to do so may result in immediate remedial action at your expense, without further notice.
Check-Out Standard
At the end of your tenancy, all rooms must be returned in the same condition as at check-in, except for fair wear and tear. Any surface damage, staining, or residue caused by attached items will be recorded during the final inspection. If restoration is needed, the associated costs will be deducted from your security deposit. We strongly recommend reviewing your check-in inventory report and taking photos of your room before moving out to avoid disputes.
Recommended Alternatives
If you wish to personalise your space, consider:
Please avoid modifying fixed fixtures.
Additional Reminder for Common Areas
Please note that these restrictions also apply to common areas such as corridors, lounges, kitchens, and study spaces. Do not use adhesives, pins, or tapes on any shared walls, doors, or furniture. Decorations for communal events must be discussed with and approved by the accommodation team in advance, and must be removed immediately after the event.
Maintaining a Respectful Living Environment
Student accommodation is designed for shared and continuous use. Preserving room condition ensures fairness to future residents.
If you are unsure whether an item is permitted, please consult the accommodation management team before installation.
We appreciate your cooperation in maintaining a clean and damage-free environment.
